Why we don’t publish a “typical range”
Australia has no authoritative public price index for this work. Prices vary by state, by site access, by what is found once work starts, and by how busy the trade is that month. Any 'typical range' you see quoted, including on this site's earlier drafts, is someone's guess presented as research, so we publish what actually drives the number instead.
What actually moves the price
Use these to read the quote in front of you and to ask the questions that make competing quotes comparable.
- Roof area and pitch. A steep roof requires more safety provision and takes longer.
- Storey height and access, including whether scaffolding or a harness system is required.
- How many tiles need replacing, and whether matching tiles are still available.
- Whether ridge capping is re-bedded in fresh mortar or only re-pointed over existing bedding.
- Number of coats and the product used.
- Condition of valleys, and whether they are being replaced.
- Any gutter or downpipe work bundled in, which is licensed roof plumbing in most states.
Roof restoration quotes vary more than almost any other trade quote, and the reason is that the term does not have a fixed meaning. Two honest quotes can describe substantially different amounts of work.
Restoration is also not a substitute for replacement. It will not remedy failed sarking, rotten battens or a rusted-through metal roof, and a restoration sold as a fix for an active structural problem is worth a second opinion.
