Paint peels when it loses adhesion to what is underneath. In a wet room, the usual reason is that moisture has got behind the film, either from repeated condensation on the surface or from water in the substrate itself.

Distinguish the two causes

  • Peeling across a ceiling or the upper part of walls, worse in winter, generally means condensation and inadequate extraction.
  • Peeling in one localised patch, particularly low on a wall or adjoining a shower, suggests a leak rather than air moisture.
  • Peeling that takes the previous coat with it in sheets suggests a preparation failure: painting over a glossy or contaminated surface without keying or priming.
  • Bubbling that appears soon after a shower and settles later is condensation.

The order that works

  1. Confirm the exhaust fan actually moves air and discharges outside rather than into the roof space.
  2. Use the fan during and well after showers, which is when most of the moisture leaves.
  3. Investigate any localised patch for a leak before spending on paint.
  4. Only then strip back to a sound surface, prime appropriately and repaint with a product intended for wet areas.
