How to check a builder licence in Queensland
The short answer
The Queensland Building and Construction Commission is the authority for builders in Queensland, and the licence to look for is a builder licence or trade contractor licence, graded by class. Ask for the number and the exact entity name it is held under, which is often a company rather than the person on site, then search the QBCC licensee register yourself rather than accepting a photo of a card.

The Queensland Home Warranty Scheme is administered by the QBCC itself rather than by a separate insurer, and premiums are paid for defined residential work. The QBCC also publishes when a licence is needed, which is the page to read before assuming a job is too small to matter.
How to check it, in order
- Ask for the licence number and the exact name it is held under. It is often a company rather than the person standing in front of you, and the register searches on the name it was issued to.
- Search the QBCC licensee register yourself. A photograph of a card proves that a licence once existed, not that it is current.
- Check the class or category covers this work. A licence that is valid for one kind of work is not a licence for another, and that is the gap that most often matters.
- Check the expiry date and any conditions or disciplinary history recorded against it.
- Confirm the ABN on the quote matches the entity named on the licence, using ABN Lookup. A mismatch between who is licensed and who you are contracting with is worth asking about before you pay a deposit.
What the licence covers
Residential building work above a value threshold, and specific categories of work regardless of value. Every jurisdiction sets its own threshold and its own list, and both change.
What you can legally do yourself
Owner-builder work is permitted in every jurisdiction, generally with a permit above the same threshold that triggers the licensing requirement, and it carries obligations that outlast the build, including disclosure and, in several states, warranty obligations to a later purchaser.
Two things travel with a builder's licence and both matter more than the licence itself. Above a threshold, most jurisdictions require a written contract in a prescribed form. Above a second threshold, most require statutory warranty or home building compensation insurance, which is the cover that responds if the builder dies, disappears or becomes insolvent partway through.
That insurance is the single most common thing missing from a cheap quote, and it is the thing you will care about most in the one scenario nobody plans for. Confirm it is in place before you pay a deposit rather than after.
Related questions
- Does every building job need a licensed builder?
- No. Every jurisdiction sets a value threshold below which unlicensed work is permitted, and a list of categories that need a licence regardless. Because the threshold and the list are both jurisdiction-specific and both change, the regulator named on this page is the current answer rather than any figure quoted elsewhere.
- What is statutory warranty insurance?
- Cover, required above a threshold in most jurisdictions, that responds when a builder cannot complete or rectify work because they have died, disappeared or become insolvent. It is bought by the builder and it protects you. It is also routinely absent from work done by an unlicensed contractor, because it cannot be obtained without a licence.
