Concrete and terracotta tiles commonly last 50 years or more, while the pointing and bedding need attention every 15 to 20. Colorbond and quality steel roofing typically lasts 30 to 50 years, less in coastal areas.

What shortens it

  • Salt exposure. Coastal properties can lose a third or more of expected life, and the effect is measured in kilometres from the water.
  • Overhanging trees, which hold moisture and drop debris into valleys.
  • Blocked gutters causing water to back up under the roof edge.
  • Foot traffic. Every visit to a tile roof breaks tiles, which is why unnecessary inspections are not free.
  • Poor ventilation in the roof space, which cooks the sarking and the structure.
